How can I apply for a loan with GuideElevateFund?

How do I qualify for a loan?
Qualification is primarily based on the property’s value, your equity in the deal, and your exit strategy. While credit may be reviewed, it is not the primary factor in approval.
How quickly can I get funded?
Hard money and bridge loans can often be approved and funded within days, depending on documentation and due diligence. Private money loans may take slightly longer due to custom terms and partner review.
Do I need experience as a real estate investor to qualify?
No. We work with both new and experienced investors. For novice borrowers, we also offer mentorship and consulting support to help guide you through your project.
What documents do I need to apply?
Typically, we require a loan application, property details, purchase contract (if applicable), renovation budget or project plan, and proof of funds for your contribution.

You can join at one of three tiers—Tier 1 for experienced lenders, Tier 2 as a capital partner with flexible involvement, or Tier 3 with mentorship for new lenders looking to learn while deploying capital.
How are loans secured?
All loans are secured by real estate, typically through a recorded mortgage or deed of trust, and accompanied by appropriate documentation such as promissory notes.
What returns can I expect?
Returns vary depending on the loan type, term length, and risk profile. We focus on structuring deals that balance security with strong ROI potential. Past performance does not guarantee future results.
What protections do lenders have?
We perform thorough due diligence on every deal, secure collateral, and structure terms to protect lender capital. Additionally, lenders have the option to review and approve deal specifics before committing funds.

What does your mentorship program include?
Our mentorship program pairs novice lenders and investors with experienced professionals. You’ll learn how to evaluate deals, structure funding, understand compliance, and build long-term strategies for real estate investing.
How do I join the Synergy Networking Meeting?
We host a weekly Zoom Synergy Meeting every Wednesday at 6 PM Eastern where borrowers, lenders, and partners connect.
